540 Essa Road homeowner's have purchased a townhouse in a community where each house sits on its own plot of land, but the road leading to the townhouses, the playground, and even the visitor parking spots are shared by all homeowners. These shared spaces are maintained collectively, and each homeowner has a financial obligation toward their upkeep through monthly fees, similar to condo fees but typically lower as we do not have elevators, swimming pool, gym, or party rooms like most high-rise condos do. With a POTL townhouse, homeowners have full ownership of the parcel of land, but it’s “tied” to a condominium corporation that manages these common elements. This tie means that if you own a POTL, you are automatically part of the condominium corporation that governs these shared facilities.

GREEN BIN – Organic and Food Waste: Organics, such as food trash and paper bags, are disposed in green bins. All food and food scraps. Fruit and vegetable cores and peels. Meat and seafood bones. Egg shells. Tea bags and coffee grounds. Fats, oils, and grease (absorbed into paper towels, not flushed down the toilet)
BLUE BIN – Recycling: Items that can be recycled go in the blue bin. Items such as Glass: Glass bottles and jars. Plastics: Rigid plastics, like food jars and tubs, with lids on, and soft, stretchy plastics, like grocery bags. Metals: Aluminum and steel food and beverage cans.

The streets and sidewalks in a POTL complex are common elements. This means that the upkeep of the road should be one of the reasons homeowners pay a condo fee.

Individual units are responsible for their lawns. Homeowners attention will be called to address lawns that may negatively affect the optics of the neighboring units, and that of the entire complex. We may involve law enforcement, or zoning enforcement officers with the City of Barrie to help protect lawns in our common areas.

The Condo Board was informed by the City of Barrie that all the unfinished work by the Builder at 540 Essa Road has been completed with the exception of the installation of equipment at the playground area.

The cost of the playground equipment(s) that was ordered by the builder was approximately $56,000 but it was repossessed due to non-payment. The only option moving forward is for homeowners to contribute towards the purchase of new playground equipments.

A suggestion that will best maximize the available space seems to be a mix of kids playground equipments, and an adult outdoor exercise area with a few equipments. This is still a proposal that should add value to the complex, but no decision has been made yet.

The 540 Essa Condo Board is a self-managed and voluntarily operated board without any property manager at the moment. The condo management relies on condo dues to manage the responsibilities of the complex. Homeowners are free to be generous by making donations in the same way they pay their monthly dues. Donations can also be made through volunteering your skills, services, or by providing items that will be useful to the management team.
