We are committed to transforming the entire complex into one of the best managed, and financially prudent townhouses in Simcoe region. Our success is dependent on getting the full cooperation of all stakeholders. We need all residents to comply with the basic rules and expectations that are required for a safe, clean and family-friendly neighborhood.

A FEW THINGS ALL HOMEOWNERS NEED TO KNOW
Ensure your condo fees and related dues are paid on time.
Play your role in keeping our neighborhood clean and safe.
Ensure your household and tenants are aware of our waste disposal and parking protocols.
Do not speed while driving within the complex. We recommend speed of not more than 15km/hr.
Pet waste and other forms of trash should not be dumped in unauthorized areas.
Shopping carts, unwanted furniture, and other similar items should not be placed anywhere within the complex.
Selling or injecting drugs and other forms of non-family friendly activities are not welcome within the complex.
Pay attention to emails from the condo board, and plan to attend homeowners meetings.
Share suggestions and report situations that will be helpful to the management and our other shared interests.
Homeowners are welcome to volunteer or recommend someone to volunteer their time and services towards the condo management. Generous donations are also welcome.
Maintenance of individual unit is the responsibility of the owner. Homeowners should remember to change their furnace filter, test and change batteries in the smoke alarm and carbon monoxide detectors, upgrade door locks, maybe install security cameras, and a few other maintenance activities that may cost a little but worth it in the long-run.
Homeowners are primarily responsible for the actions of their entire household, guests, pets, contractors, and tenants.
Homeowners should be mindful that their words and actions can positively or negatively affect the living condition and resale value of their unit and that of everyone else in the neighborhood.
It's unacceptable to trespass on your neighbors property, driveway or lawn. Noise is considered another form of trespassing.

The roads in the complex are common elements, which means that the cost for the upkeep of the road is part of the monthly condo fee. These roads needs to be continuously maintained. Vehicles should not park on the sidewalk, curb, or block fire hydrant. Violators will be fined.

Individual units are responsible for their lawns. Homeowners attention will be called to address lawns that may negatively affect the optics of neighboring units and that of the entire complex. The condo board is working on finding solutions to equipping the playground.

Garbage is collected weekly on the pre-scheduled waste collection day. Items that can be recycled go in the blue bin. Dumping of unwanted furniture is not a service that's provided by the condo management. Homeowners and Tenants should take such items to the landfill.

The 540 Essa Condo Board is a self-managed and voluntarily operated board. Please consider investing some resources towards management as a token of gratitude, and/or volunteer your time/service.

The condo management relies on condo dues to manage the responsibilities of the complex. Homeowners are free to be generous by making donations in the same way they pay their monthly dues. Donations can also be made through volunteering your skills, services, or by providing items that will be useful to the management team.

Gardening Tools. (Rake, Shovel, Shears, Pruners)
Cleaning Detergents For Our Garbage Area and Bins.
Small Ladder And Heavy Duty Ladder.
Self-Propelled Gas-Powered Snow Blower.
Snow shovel, Sleigh shovel.
Playground Equipment (Swing, Slide, etc.)
50ft, 100ft, and 200ft Yard Sprinklers and Water Hose.
